Historical ArticleA 1911 post card shows the Densmore Hotel, an exclusive family and transient hostelry at 9th and Locust. Next to the hotel was the residence of J. V. C. Karnes, a lawyer in Kansas City 30 years and member of the school board 20 years. Karnes, a graduate of Missouri University and Harvard Law School, came to Kansas City with Henry Ess in 1865 and established law offices at 16th W. 5th.

The 9-room Karnes home, at 918 Locust, with a barn in the rear, was built in 1871 and was used by the Karnes family until 1887. A cistern and well provided water. Old water permit records show a yard hydrant was connected in 1875 and water fixtures were installed in the house in 1882.

While a school board member, Karnes was instrumental in setting up the public library. Karnes School and Karnes Boulevard, a connecting link between Roanoke and Penn Valley parks, were named for Karnes, who also was a park commissioner before the turn of the century.

The Densmore was built in 1909 and consisted of two 7-story units, with 166 rooms. The two units were connected by a common lobby. The hotel is still in operation.
